Good Saturday morning to you all. Bruce and I were at the intersection of Old Sackville Road and Walker Connector the other day and we were both commenting on how long it takes to get through that intersection. With the Metro Transit station there and the rush hour traffic it it absolute chaos. I think that everyone living in Sackville should be lobbying or at least making a request to the appropriate government parties (Brad Johns??) to see about getting a light in there, as well as putting a flashing light or green arrow at the bottom of the Old Sackville where it intersects with the highway. I mean come on...it is ridiculous for anyone to be sitting at an intersection for 10+ minutes and then having to peel out to avoid a collision. Who's with me? Lets start some action on this. While we are on the topic of Sackville...How about a shoe store? I mean it is ridiculous that we have the amount of people we do living here in this community but we have to travel 10-25 minutes to buy a pair of half decent shoes. Walmart has now moved and Sackville has nothing left...or at least not much of anything. This is a great community to live in. I grew up here, I know. We need to take pride in our community and not let it fall apart. I see all kinds of business' going up on Sackville Drive and so many car lots that I lose count but we don't have a shoe store?!?

What a great time to be involved in real estate in HRM. You are probably hearing the exact opposite of that but I am here to refute what you have been told. I remember as a child playing a game with my brownie troop that reminds me a lot of what has happened with the media and amongst the general public. The game went something like this: we started a rumour (not a real rumour, it was a game we played to show the effects of doing so), whispered it in each others ear and by the end of the troop the rumour was so distorted and out of whack is sounded nothing like the initial rumour we started. This is exactly what I am reminded of when I think of what is going on today in the real estate market.
It is an exciting time for real estate in HRM and I am going to tell you why everything you have heard is complete speculation for the most part. Right now Interest rates are at an all time low and even though housing prices have increased from last year the number of units being sold has declined. Sellers are getting impatient and reducing the prices of their homes and this is leading to a decrease in housing costs. The decrease in housing costs combined with the extremely low interest rates makes this an ideal time to buy. There is already talk that the market will see a turnaround as soon as this spring, so this is an enormous opportunity to make a great investment.
On a daily basis people are losing money on their investments but this is an investment that is most certain to pay off and one that average income households in HRM can be a part of. I find this to be an extremely exciting time in real estate. There isn’t an agent around that won’t agree that there isn’t a better feeling that putting people in a great home. A home that brings them many years of joy but knowing as their agent that you not only put them in a great home but helped them to make a terrific investment in their future is truly an amazing feeling.
The media and general public are also under a misguided notion that it may be a bad time for sellers in HRM as well but this is just not the case. Houses being sold in HRM are still holding their own. They aren’t being sold under market value (unless there is a specific situation that is demanding so or the seller has an inexperienced agent) Houses just aren’t going for the inflated prices that we were seeing 6-8 months previous. Sellers aren’t losing money on their homes but they do need to realize that they need to be patient because it is taking more days on the market to sell. Sellers also need to be realistic when pricing their homes. This is one of the biggest errors a seller or sellers agent can make. An example of this would be: If nothing has sold in a neighbourhood for over 220,000 in the last 6 months-1 year, you shouldn’t list the home above market value for 230,000 and expect it to sell.
So many exciting things happening right now in real estate in HRM and anyone that is saying otherwise just doesn’t have the determination or motivation to be a part of today’s market.
Many great opportunities for both Buyers and Sellers in HRM- Don’t let the media fool you.
